Who is Southern? 

Southern Residential Leasing has been in business since 1995. We offer leasing services for long term rentals and property management services in Northwest Florida. In addition to offering these services , we strive to improve our services paying special attention to maximizing the profit from your investment.

Who is my property manager? 

At Southern, we believe that a professional management team is the key to nurturing long-lasting Owner relationships. That is why we work so hard to provide you with professional employees. From our property managers to our maintenance technicians, you can rest assured knowing that every aspect of your portfolio is in good hands.

How do you find tenants?

Our property managers go through a rigorous screening process in order to help you find that right tenant. This includes everything from credit and background checks to public record searches, employment, and income verification, as well as an evaluation of previous rental history. Our goal in doing this is to find the right tenant for you and your property; and our below-average eviction rate proves we do just that!

What marketing do you do?

We employ year-round marketing and advertising campaigns to increase exposure and brand awareness. Our efforts include extensive search engine marketing. As a result, we focus on pay-per-click advertising and search engine optimization. Our owners also benefit from publication on 70+ rental sites including Realtor.com, Zillow, Trulia, and the MLS, targeted email campaigns, social media, and print advertising.

What is your inspection process?

Our managers will work with you and your tenants to inspect your property regularly. This inspection will include photos, a summary of current conditions, and any future areas of concern. This proactive approach allows us to tend to minor repairs immediately so that your property remains in the best condition possible.

What maintenance services do you offer?

Whether something requires routine maintenance or a complete overhaul, our maintenance techs can handle the situation. These techs will work with you, your designated portfolio manager, and our expert vendors to protect, maintain, and improve your property’s condition 24 hours a day, seven days a week.

What is included in the “full” financial services?

From monthly rent collections and deposits and finally, to expenses, our accounting department has you covered. Your online “Owner Statement” is an easy way to monitor payments and expenses. Additionally, for quick payments, we even offer free ACH transactions.

What can I expect from the attorney on staff?

As a Southern Owner, you will benefit from in-house legal counsel. Licensed in Florida and Alabama, our full-time attorney is here to assist with lease executions, evictions, security deposit disputes, and all matters as they pertain to the established fair housing acts and landlord/tenant laws.
