The Impact of COVID on Property Management

Property Management During COVID ~ Southern Residential Leasing

It’s no surprise that property management during COVID looks a little different. Gone are the days of in-person inspections and dropping off rent checks at a physical office. Now, property management companies are doing everything they can to keep tenants and employees safe.

Property Management During COVID

Landlords and property managers are reevaluating their strategies every day. As their tenants are working from home and sheltering in place, property managers are getting smarter about contact-free ways to communicate with tenants. Fortunately, advancements in technology have made it easy to handle issues remotely. One way is by using cloud-based software. This makes it easy for property management companies to send documents electronically and store important information in one central hub.

Maintenance requests are still being handled, with vendors wearing masks and gloves when they enter a home. Tenants should wear masks as well during scheduled maintenance. Tenants should also communicate with their property manager if the issue can be resolved without a third-party vendor.

What is Southern Doing?

Our approach to property management during COVID is centered around the safest possible practices. At Southern Residential Leasing, we are committed to maintaining a safe and healthy workplace for our employees. That also extends to our clients, tenants, and vendors. We’ve paused in-person meetings at our offices and made staff available by the tenant portal, phone, or email. We invite tenants to pay their rent online via the tenant portal in order to limit physical contact with checks and money orders.

Prospective tenants also have the opportunity for private showings. A lockbox is provided at the property so the viewer may safely enter and exit the home. When a tenant is ready to apply for a property, our easy online application makes it possible to do so without any physical contact. Once a tenant is approved, we send all of their documents electronically as well. We have been doing this long before COVID, but understand the importance of this more than ever.
